In order to meet the high demand, this week (02/06 to 02/08), in Porto Alegre, the 6th edition of Workshop One – Alta Performance was held , organized by One Imóveis de Luxo, a real estate brand specializing in the sale of high-end properties in the capital of Rio Grande do Sul. The event took place at the company’s headquarters and the main developers and builders with projects for this year in Porto Alegre participated.
There are more than BRL 4.5 billion in PSV in real estate launches in the Capital for 2023, from projects led by the companies participating in the Workshop promoted by One. Among the companies that presented new ventures are Melnick, Cyrela, Wolens, Maiojama, CFL, Plaenge, Kopstein, Zuckhan, Tomasetto, Frass, Durafa, Starosta, Stemmer Rodrigues, GC Engenharia, Chies Incorporadora, TGD and UMA Incorporadora.
According to Cristiano Cruz, CEO of One Imóveis de Luxo, “the success of luxury real estate launches was surprising in 2022, and the real estate market is optimistic and predicts growth in 2023”. Lasting three days, the event aims to prepare professionals about the perspectives of real estate products that will be launched on the premium market this year. “We can observe that there is a positive scenario for the next years in the sector. Many technological and environmental trends were also presented, with sustainable properties and new housing concepts”, evaluates Cristiano Cruz.
For the Moinhos de Vento neighborhood, Wolens brings launches that should exceed R$ 850 million in PSV, promoting the renewal of the area, in addition to the preservation of century-old houses. Among the new projects in the first quarter, the company presented the Barão 428, which should be an icon for the region. With an estimated PSV of R$ 205 million, the residential building maintained the century-old house, which will be restored and incorporated into a bold architectural project.
Uma will launch a Triple A building, of the highest corporate standard, on Carlos Gomes, in the Bela Vista neighborhood, connected to the luxury shopping center Novo do Zaffari. Maiojama, in turn, brings new real estate products to the Praia de Belas/Orla region with boutique developments, as well as on Rua Nova York. Also, in partnership with the developer Plaenge, it will launch a Mixed Use (residential, commercial and mall) on the land of the former Panambra headquarters, with an area of 12,000 m², with an estimated PSV of R$ 330 million.
CFL’s bet is, above all, on the Boa Vista neighborhood, opposite the Country Club, where it will launch the largest development in the company’s history on a 19,000 m 2 plot of land that will have the signature of a renowned international architecture office. Projected PSV is R$550 million.
An example that the luxury real estate developments were a success in 2022 is the award that the developer Kopstein will provide to the sales champions of One Imóveis de Luxo: a trip to Paris & Champagne with a visit to the wineries and a Spice Up The Road itinerary.
