With high rates of real estate appreciation, investing in properties on the coast has become a profitable and very safe alternative, mainly due to the instability of the financial market that Brazil faces. In addition to being a popular destination for national and international tourists, the coastal region of Santa Catarina is served by peaceful beaches and natural paradises in the midst of cities that look more like large urban centers.
The North Coast of Santa Catarina has been attracting more and more attention from investors. According to Charles Balsanelli, finance and investment specialist, this region is booming, with public and private investment in infrastructure, excellent developments and beaches that mostly have Blue Flag certification. “In summary, perfect ingredients for investors to feel calm and secure with the appreciation of their investment”, he comments.
Why invest in real estate?
One of the main doubts that arise when choosing an investment is the difference between investing in the stock market or in equity. Balsanelli explains that currently investing in equity is one of the safest options. “On the stock exchange, we basically have two options when it comes to investing in real estate: the purchase of quotas in real estate investment funds and the purchase of shares in construction and real estate companies. Both investments are subject to day-to-day fluctuations in the stock market,” he explains.
“Usually these are long-term investments. Investing in real estate is safer, since its valuation and liquidity do not depend on external factors, such as politics, war or legal discussions. So, for those looking for profitability with investments and looking for something safe, it is worth remembering that the current Brazilian economic scenario is considered positive for real estate investments ”, he reveals.
A property on the plan is subject to appreciation and this may occur according to the progress of the works. According to the Union of the Civil Construction Industry (Sinduscon), the price of the property can rise between 20% and 50% annually until it is ready.
The North Coast of SC, focusing on the regions of Penha and Balneário Piçarras, is constantly growing and has several properties on the plant for sale. Balsanelli tells that an excellent investment option is the purchase of the property in the plant. “Since the buyer will appreciate the value of the property during the construction phase and also after the delivery of the project. This is usually the best investment option. Acquiring the property in the plant, the investor will have, in addition to the appreciation due to the inflation of the materials and labor used in the project, all the appreciation of the region, which normally accompanies growth with investments in infrastructure”, he says.
Why invest in the North Coast of SC?
Good news has been calling the attention of Brazilians and even foreigners: the rapid growth of the North Coast of SC, such as the cities of Penha and Balneário Piçarras. Data released recently by the IBGE are that the region’s GDP increased considerably, placing Balneário Piçarras as the city with the fourth highest economic growth in the State. The city jumped from BRL 282 million to BRL 1.1 billion, a growth of 293%.
An example that real estate on the coast is increasingly valued by investors is Vetter. Currently, Vetter has 10 projects under construction and another five delivered. Together they will add up to more than 155,000 square meters of built area.

Maicon Oliveira says that in the city of Penha the scenario is the same, but in a shorter period of time. “Apartments purchased off-plan during launch appreciated by an average of 50% in just two years. This example is the Coral Gables development, which will be delivered in 2025, that is, the valuation until its delivery will be even greater”, he says.
